Built on a sloping site, in two directions, this project has our lowest build budget to date, of just $300,000.
Initially this was designed as a 3-bedroom, 2-bathroom home of 130sqm, with only a carport. As the initial pricing came in, however, we were able to close off the carport as a garage and add a small workshop, taking the total floor area to 165sqm.
The house was built in steel frame and clad in black metal cladding to reduce costs further. The clients did their own internal painting and the brother-in-law built their timber deck, after our builder installed the foundation posts.
The simple rectangular shape, placed with the longest side to the north for maximum passive solar gain, meant this was a straight forward build–other than the topography, which required a part cut to the site to allow for the garage–that came in on budget.
